House Rules
As a host, we aim to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that this has been read within 24 hours of your booking. Thank you in advance and truly appreciate your cooperation! PETS/SERVICE ANIMALS: We can allow your fur babies but please make sure you follow the rules mentioned below: Pet Policy (Dogs Only) • No Cats – Due to allergy concerns. • Pet Fee – $100 per dog per stay (non-refundable). For stays over 1 week: $100/week per dog. • Limit – Max 50 lbs, non-aggressive breeds only, no history of aggression. • Supervision – Pets/service animals must be supervised in the yard and crated when left alone. • Behavior – No excessive barking or disturbances. • Cleanliness – Clean up after pets indoors and outdoors. Use covers on furniture and mattress protectors. • Disclosure Required – Let us know breed, number of pets, and weight when booking. • Damage – Any damage must be reported and will be charged accordingly. EARLY CHECK-IN / LATE CHECK-OUT: ✤ Early Check-In: $25/hour. Late Check-Out: • If requested by 8 PM the night before: $25/hour. • If requested after 8 PM or day-of: $15 per 15 minutes. RENTAL PARTY: • Primary guest must be present (no third-party bookings). • No unapproved guests allowed. • Primary guest is responsible for all damages and ensuring the home is left as found. • Violations may lead to eviction without refund. DRUGS AND SMOKING: ✤ Absolutely no smoking or drug use of any kind inside the home. This includes tobacco, marijuana, e-cigs/vapes, hookahs, and all illegal substances. Violations will result in loss of deposit and charges for smoke removal, which may include deep cleaning, repainting, or replacing affected items. PARTIES: ✤ If guests are found to have had a party without host permission which results in extra cleaning, guests will be responsible for extra cleaning charges. EATING OR DRINKING: ✤ No eating or drinking in the bedrooms. QUIET HOURS: ✤ Guests and their invitees will respect the neighborhood at all times. Please keep the noise to a minimum after 10:00 PM. CONSUMABLES: ✤ At times, we may leave unopened condiments or snacks left by previous guests. We do our best to ensure they’re not expired, but consumption is at your own discretion. The host is not responsible for these items. SECURITY DEPOSIT: ✤ The deposit is refundable if: 1. No damage beyond normal wear and tear. 2. The primary guest stays at the property, and the total guests matches the reservation. 3. Quiet hours are respected (no police or neighbor complaints). - The primary guest is responsible for any extra repair, cleaning, or replacement costs caused by themselves or their guests. ALTERATION REQUEST POLICY: ✤ Guests must request changes (shortened stay or fewer guests) at least 1 week before check-in. Late requests will only receive 50% of the original refund amount. TOWELS & LINENS: ✤ Please use towels and linens with care—avoid staining them with makeup, hair dye, tanning products, wine, or food. Use personal wipes for makeup removal. Excessive stains or damage may result in a replacement fee. PLEASE NOTE: Government travel regulations or health-related restrictions may affect travel plans. Thank you! 🌿 📌 <b>GUEST REGISTRATION<b>: This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $55 for stays up to 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. ALTERATION REQUEST POLICY: ✤ Alteration requests (shortened stays or reduced guest count) must be made at least one week before check-in. Late requests will only qualify for a 50% refund. PARKING: ✤ Please park on the street, at least 20ft from the stop sign, and walk to the gate on the right side of the main house.
