Enjoy a lot of space and privacy in our 5 bedrooms home, we have a fully furnished office space, a large private gravel backyard, and each room has a smart TV. Enjoy your coffee in your fully furnished kitchen. There is a private fridge in the master bedroom and a pool table in the playroom upstairs.
House Rules
As a host, we aim to make your stay as comfortable as it can possibly be! Our assignment is to help our guests create beautiful family memories in our cozy home. For us to do so, we would truly appreciate it if you could follow these house rules and CONFIRM THAT THIS HAS BEEN REVIEWED WITHIN 24 HOURS OF YOUR BOOKING. Thank you in advance and truly appreciate your cooperation! PETS: Our property is pet-friendly (limit 2), but please make sure you follow the rules mentioned below: ✤ $150 PET DEPOSIT (REFUNDABLE) - returned after no damage, pee, vomit, or poop is found. We may charge extra cleaning and damage fees if we see evidence of odor, hair, and pet stains. ✤ NO CATS! This is a hazard as future guests could have allergy issues. ✤ No chewing bites or scratches are allowed. ✤ No constant barking or disturbances are allowed. We do not want anyone disturbed at any time. We assume the pet is well-behaved and will be trained to be quiet. ✤ Non-aggressive breeds, no history of aggression, 50lb limit, and $100 PER ANIMAL PER STAY DOG FEE (NON-REFUNDABLE). This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $50 per pet per week (non-refundable). ✤ Pets must be supervised when in the backyard. ✤ Please avoid any pet mess inside the house and outside as well. Please pick up their waste and dispose of it accordingly. Guests are required to remove ALL TRACES of an animal being present at the property. This includes, but is not restricted to any fur/hair (except on floors), food, stains, smells, etc. Any damage caused by the animal must be repaired or reported to us and will be charged back to you. This includes damage to screens, paintwork, carpets, furniture etc. The additional time that is spent cleaning up after animals will be charged to you. ✤ Your well-behaved pets are welcome inside, but please do not let them onto any furniture UNLESS you have brought your own rugs/sheets to cover the furniture. Please bring a cover for our couches and chairs, if pets sit on them. Always have mattress protectors on beds regardless. ✤ You will need to disclose to us if you will be bringing a pet to the property. Please let us know your pet's breed, how many as well as weight at the time of booking. SERVICE ANIMALS: Service Animal Policy: In accordance with Airbnb Terms, the ADA, and FHA regulations, we have the following Rules for our guests with Assistance Animals. This ensures that both your stay and that of our guests after you will be enjoyable and relaxing. If you have any questions, please ask! ✤ Your Assistance Animal should not be left unattended at any time. ✤ Your Assistance Animal should have a collar, harness, or microchip with identifying owner information attached should it become lost. ✤ Please provide an advance copy of your Assistance Animal's rabies vaccine (current through your stay). And all vaccines to date. Current rabies vaccines are required by the county. ✤ Your Assistance Animal must be on a leash at all times, or under control of verbal or sight commands that they follow at all times. ✤ Your Assistance Animal must be housebroken, non-aggressive, not destructive, and not display repeated, unprovoked barking. ✤ We can ask you to remove your Assistance Animal and/or leave for excessive barking, aggressive or damaging behavior or obvious lack of sanitation. ✤ Puppies and Service Dogs in training are not recognized under the ADA. We regret we are unable to accommodate those. ✤ Your service animal must use the bathroom outside. Indoor piddle pads are not allowed. ✤ Please clean up defections in the yard immediately and dispose of the bags properly. We do not provide them, please come prepared. ✤ Please keep your Assistance Animal off the furniture and counters. ✤ You are responsible at all times for your Assistance Animal's behavior. While we reasonably expect that your specialty Assistance Animal is well-trained, should any damage occur, you are responsible for the cost of any additional cleaning, repairs or replacements as a result. Please note that we also require $50 PER ANIMAL PER STAY (NON-REFUNDABLE) This only applies to reservations that do not last a maximum of one week. If your stay exceeds one week, the pet fee will be $50 per pet per week (non-refundable). We also require $150 PET DEPOSIT FEE (REFUNDABLE). ✤ Note: We fully support our guests who legitimately need assistance animals. Please be aware that fraudulent misrepresentation of a pet as a Service Animal is a federal crime under the ADA, as well as under various state and municipal statutes throughout the US, punishable by civil penalties, including fines and jail time. SECURITY DEPOSIT: ✤ It will be returned after no damage is found. We may also charge an additional cleaning and damage fee if the repair and replacement is more than the said deposit amount. SECURITY CAMERA ✤ For everyone's safety and security, the property is equipped with security cameras on the exterior part (no cameras inside the house). Guests must not switch them off, cover them, tamper with them, move them, or obstruct their view. Breaking these rules will result in immediate eviction from the property without any refunds. INTERNET CONNECTION: ✤ Tampering with or damaging the connection and accessing illegal material in any way is prohibited. Breaking these rules will result in immediate eviction from the property without any refunds. NO UNREGISTERED GUESTS ALLOWED: ✤ All guests must be registered and acknowledged. No more than twelve (12) total guests. EARLY CHECK-IN / LATE CHECK-OUT: ✤We do have a charge or $25/hr. for early check-in and late check-out. EATING OR DRINKING: ✤ No eating or drinking in the bedrooms. SMOKING: ✤ There is NO SMOKING of any kind inside the house. There will be a $150.00 smoking fee charged for smoking in the house. DRUGS: ✤ If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND! PARTIES: ✤ NOT ALLOWED and If guests are found to have had a party which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors, GUESTS WILL BE ASKED TO VACATE THE PROPERTY AND IMMEDIATE CANCELLATION OF THE RESERVATION WITHOUT REFUND! QUIET HOURS: ✤ Please keep the noise to a minimum after 10:00 PM. CONSUMABLES: ✤ We only provide starter kits of toiletries so for guests who need more, you would have to purchase it. Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guest's discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables. ALTERATION REQUEST POLICY: ✤Guests must inform us of any alteration requests (shortening stay & decreasing guest count) at least one week before check-in. Regrettably, we will be unable to accommodate late requests. In such cases, we can provide a refund amounting to only 50% of the original refund amount. OTHER: ✤ Please do not re-arrange our furniture. We expect the accommodation is returned to us in the condition presented on arrival. Breakages or damages not caused by normal wear and tear (animal damage does not constitute normal wear and tear) will be charged to you. TOWELS & LINENS: We kindly ask that you help us maintain the quality of our linens and towels by using them with care. Thank you! 🌿 📌 <b>GUEST REGISTRATION<b>: This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $55 for stays up to 10 nights. Damage waiver purchases are optional. To make this process easy for you, we use a secure and very simple, app-free platform. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots. MINIMUM LENGTH OF STAY: ✤ We needed to put the two (2) nights minimum in place in order to prevent parties mostly due to the huge amount of washing/ironing/cleaning that one night stays create. GRILL: ✤ If you would like to use the grill, please be informed that we have an additional cleaning fee of $50 per stay. SUPPLIES: ✤ We only provide a starter pack of supplies. Guests with longer stays have to buy their own supplies for the remaining days. PARKING: ✤ Feel free to park on the premises and on the street. We recommend locking your car as we will not be held liable for any theft or vandalism. The driveway can accommodate up to 6 cars and 2 on the side of the road. If huge SUVs like Escalades or trucks, only 4 can be parked on the driveway and 2 on the side of the road without blocking the mailbox. INTERNET: ✤ We provide High speed and our service provider is Spectrum. ✤ WiFi router is located on the the white bookshelf in the living room. For reset purposes, reset the router by pushing the reset button on the router. UTENSILS: ✤ We have more than enough plates and silverware for 8 people. Good for 10 to be exact. ✤ We don't have a crockpot though. ✤ We have 2 saucepans (big and small) and 10 bowls. ✤ We added 3 cooking sheets pans and 3 plastic cutting boards. ✤ For the coffee, we have Keurig in the house, you don't need a filter. It is being replenished regularly to make sure there is enough for the guests. TOWELS: ✤ We added 8 more towels! THERMOSTAT: ✤ It is located in the living room and in the hallway upstairs BREAKER: ✤ Breaker is located in the Garage.
